Smart, Stylish, and Seamlessly Yours — Expand Your Home with a Custom Accessory Dwelling Unit (ADU)
Overview
In 2025, Bracken Engineering, Inc. was retained by a client to add an ADU to their property. In this situation, the client wanted to add a detached ADU to the property.
Solution
The project commenced with a comprehensive survey of the property to develop an existing conditions plan and perform a feasibility analysis. Upon completion of this assessment, we met with the client to review potential options and establish a path forward. A proposed site plan, including a septic system design, was subsequently prepared. BEI managed all permitting requirements and provided construction administration services throughout the building process. Upon completion, the client successfully received a two-car garage with an accessory dwelling unit (ADU) above, fully compliant with all regulatory requirements.
Importance
In Massachusetts, where housing demand is high and property values continue to rise, an Additional Dwelling Unit (ADU) offers homeowners a smart and flexible way to maximize their investment. An ADU can provide steady rental income, create space for multigenerational living, support aging in place, or serve as a private home office or guest suite. With evolving zoning regulations and a growing need for housing options, adding an ADU is not just extra space — it’s a strategic way to increase property value, generate income, and adapt your home to changing lifestyle needs.
